If you are a beginner, how do you find the right Facebook groups or real estate investment groups to start with? This is one of the most common questions I get asked.
We have created this list to help answer that question. It is made up of Facebook groups (and their domain extensions) for real estate investors, broken out by niche.
To use these groups, it's best to have a Facebook account that does not have your personal information on it (to protect your privacy) and you can create a new account here for free. It's also recommended to use another email address when posting or interacting with others.
The reason for this is that there are so many scammers on Facebook and chances are they will target you eventually because they know you have money.
Using a "throwaway" email address and separate Facebook account help prevent that from happening :)
You will get the most out of these groups by being active in them. Do your research, respond to people, give value, ask questions (and read the answers), learn... and then you can offer your help to others.
So without further ado, here are the Facebook groups for real estate investors:
These groups are strictly for advertising your deals or properties without any other discussion. Some of them have a vetting process and require that you post a picture or other proof. All of these groups have their own set of rules (which can be found by clicking on the Group Info link) so make sure you read them if you choose to join one of them.
There are also more Facebook groups for real estate investors out there but you'll have to do your own search.
These groups cover a wide range of topics and most of them focus on closing more deals rather than building your network. These Facebook Groups are very active so it's best if you become active in them as well :)
Also, you will notice that there are a few "realtor" groups in this list (really Facebook Groups) that are not the one that has the best traffic or discussion, even though they claim they might be using them to advertise deals. Do not be fooled by all of these so-called "realtor" groups because they were created by scammers. If you get in trouble with a realtor or association, you can always tell them to contact me because I was the person who added them to the list.
If you are looking for a few Facebook Groups that were removed from our list or want to see groups that are not included in this list, here they are:
We’re going to use “Landlords of America” for example purposes.
First, we will start by adding this group to our favorites so we can easily find it later. Then we will go to the search bar at the top and type “Laser” into it like so… …and then hit enter. This will take you directly to the Landlords of America Facebook group.
Once there we’re going to interact with other members by posting or commenting on something relevant (so people can see what you have to offer). This way, when this group is “unliked” (people leave it) then we’ll know that will be a good sign that you should join and help the group grow. By doing this daily for a week or two, your “interests” on Facebook will start to show up in the right places. This will create a big influx of people looking at the group so that it can grow quickly.
Then all you’ll have to do is post something relevant and people will come to the group looking for an answer so they can sell their property there. We recommend adding a profile photo that shows your face instead of property (you could even use a picture from your website).
Because there’s no way for Facebook (or MySpace or Google+) to know if you own the property, or want people to list you as an owner, it’s best if you can show them your face. When people see and interact with it then they’re going to assume that you are looking for them to sell their property or rent it out so they will be more likely to respond.
We will add this to our second favorites group so that we can easily see it when we search for a tenant or landlord in the future. If you get banned from a group like the Landlords of America, then just remove it from your most favorites groups and look it up again (probably very low on your list).
Doing this will help Facebook understand that you didn't mean to violate their rules.
The only way to do this is by creating a “throwaway” email address and using your real email address to sign up for all these groups instead of your real one. You can read this article to learn more about how Facebook works with all that. A few people have asked about creating a second Facebook account for this purpose (to join groups and comment) and then using it to sell properties or rent out spaces.
In our opinion, doing that is not a good idea for the following reasons:
If you plan on using a second Facebook account, then you'll need to use the same email address as the first one. Mixing your listings with your network building will make it hard for Facebook to decide what category they should be in. Usually, if it's on Facebook, it’s because someone put it there (e.g., an owner or landlord putting their property there). If you’re not a landlord or owner then people won’t likely see your listing there. If you create a second email address, people will think that you’re spying on them and that you are using 2 accounts to browse their Facebook profile. There will be fewer people in your “interests” because if they just have FB accounts (even throwaway ones) then they want to keep it private. So creating a second account is very risky and not recommended so stop asking me about it.
